Hamilton Chase Select Investment Fund

 

The Fund is a registered Managed Investment Scheme, focused primarily on property assets. The Fund’s structure of sub-trusts enables investors to select discrete projects that meet their investment criteria and portfolio objectives, with investment opportunities in either debt or equity. Investors can trade between sub-trusts without incurring stamp duty or CGT obligations.

Investment Objectives

The Fund targets investment returns of 3% above the Mercer/IPD Australia Pooled Property Fund Index, through investments in select property and land subdivisions in Australia.*

Objecvtives

Investment Philosophy

The Fund invests in property projects valued in the $25 million to $100 million range. The primary sector categories are commercial, industrial, and infrastructure, with possible forays into mixed-use residential/retail. Investment options provided by the Fund will be approximately 75% equity investment opportunities, aimed at growth, and 25% debt investment opportunities, aimed at income. Average time-frames are 3-5 years.

Investment Management

Management of acquisitions and property development is undertaken by entities within Hamilton Chase which report directly to the Fund’s Investment Manager. Project management teams have significant experience in delivering projects on time and at the contracted price, achieved through hands-on direction, rigorous cost control, value management, locked in sales and leasing commitments, and close supervision of progress milestones. Core acquisition, design, and planning decisions are supported through industry-leading property data and analytics.

Co-investment

The Huggins Family Office has seeded the Select Investment Fund with a significant capital infusion, and has made a commitment to hold a minimum 25% investment in each of the Fund’s projects.

Investing in the Fund

The Fund is open retail and wholesale investors. The minimum investment is AU$500,000. New investment capital will only be accepted when the Fund is positioned to deploy that capital in line with its mandate and investment criteria.
